Our next target was The Spire, an ultra-luxury, eco-integrated commercial skyscraper designed to be the tallest, most technologically advanced building in the Midwest. The sheer scale of the project required unprecedented, staggering capital. After weeks of grueling negotiations, I successfully secured a monumental one-billion-dollar commercial loan from the global Sterling Banking Syndicate.

But institutional money is utterly merciless.

The underwriters didn't hand over a billion dollars upfront. The syndicate had embedded a predatory, ironclad clause into the contract: the massive loan would be disbursed strictly in phases according to the building's construction progress. We had to front the initial capital for the excavation, and the bank would only release the subsequent hundreds of millions upon the flawless completion of specific, heavily monitored architectural milestones. If we missed a single deadline by so much as a day, the funding would instantly freeze, leaving Julian and me bankrupt, over-leveraged, and exposed to a hostile corporate takeover.

I was sitting in my glass-walled corner office, staring at the colossal blueprint spread across my mahogany desk. The autumn rain lashed against the windows, but my focus was razor-sharp.

Julian walked in, handing me a steaming cup of artisanal black coffee. He looked devastatingly handsome in his tailored charcoal suit, his dark eyes instantly reading the tension in my shoulders.

"You haven't blinked in twenty minutes, Victoria," he murmured, stepping behind me and resting his strong, warm hands on my shoulders, massaging the tight muscles at the base of my neck. "The permits cleared this morning. The site is secure. What’s bothering you?"

"The phased disbursement," I replied, leaning back into his solid embrace. "Damian Croft, the head of the underwriting committee, insisted on personally overseeing the milestone approvals. He’s a vulture, Julian. He bid on this land and lost to us. He’s waiting for us to stumble so he can seize our firm and the skyscraper as collateral."
